Built in 1820 and long recognised as a landmark of Margate, the former Fort Road Hotel had fallen into disrepair after more than 20 years of vacancy. A sensitive refurbishment in 2022 transformed the building into a 14‑bedroom boutique hotel, complete with a basement club/bar and a ground‑floor restaurant. 

Hawden were appointed to deliver a full MEP design service through RIBA Stages 1–6 M&E, supporting the full redevelopment of this historic property.
